Flats Planned for Former Hotel Site
The scheme has been approved for gov funding, but is unlikely to have any affordable housing
Plans have been submitted for 38 flats to be built on the site of the former Ocean Castle Hotel in Port Erin.
The application 23/01348/B has been submitted by Ocean Castle Limited.
Earlier this year, the gov said that this was one of the three schemes that had been approved in principle to receive funding from the Island Infrastructure Scheme, with £24.2m of public funds being split between the projects to support private investment.
When the gov announced the schemes it would support, it said this development was being taken forward by Tevir Properties Limited.
The newly submitted plans are for 38 flats with 57 car parking spaces, as well as open amenity space. The flats are a mix of one four-bed, 10 three-bed, 14 two-bed and 13 one-bed units.
Also including int he plans are a communal cycle store, three lifts and communal bin store, while the design allows for the provision of electric charging points for electric vehicles.
Despite benefiting from public support to make this scheme, in the words of the Manx gov, would be ‘not financially viable to redevelop without additional support’, is looks like there won’t be any affordable housing including in the scheme.
A scheme of this size would require 9.5 units to be provided for affordable housing.
However documents submitted as part of the application note that: ‘The applicant suggested that due to the nature of the proposed scheme, it would be challenging to viably accommodate affordable units on site and as such reaching agreement in respect of a commuted sum would be the preferred approach.
‘Discussions are ongoing and it is recognised that affordable housing obligations will be subject to a Section 13 Agreement between the applicant, the Department for Infrastructure Housing Directorate and the Department of Environment, Food and Agriculture.’
