Plans Made to Replace Quayside Buildings

An application has been made to demolish two buildings on Douglas’ quayside and replace them with shops, a restaurant and seven flats.

The application (24/00135/B) for 6 and 8 Bridge Road, next to the Railway Pub, has been submitted on behalf of Kirindolam 3 Ltd, which has its registered address at European House, Peel Road, Douglas.

In its plans, submitted by Sarah Corlett Town Planning Consultancy, the company said the buildings have been designed to replicate what currently exists at number 6 and a continuation of this style in the new building in place of number 8 albeit slightly lower.

It adds: ‘The opportunity to expand the available floorspace for the commercial units has been taken by the addition of a single storey of flat roof at the rear, occupying the remainder of the site but leaving the rear private lane free for access.’

There is no parking with the site.

The plans outline that a report found the existing number 6 to be in a poor condition and a warehouse to the rear of number 8 was demolished in 2022 while the remaining building has extensive cracking and a ‘lean of 100mm over a height of 3.6m above ground level’.

It adds: ‘ The conclusion was that the building is in a dangerous condition and whilst not in imminent danger of collapse onto public areas, the extent of deterioration and lean to the front wall will propagate further adverse movement, resulting in endangerment to the public.’
